Application Process
Who should be included on my application?
All residents of the apartment, including guarantors, roommates, spouses, and children.
When will I hear back from the Leasing Office about my application?
Applications are typically processed within 24 hours of completion. However, if multiple previous addresses across different states need to be verified, the process may take longer.
How do I sign my lease?
Electronic signatures can be submitted through the portal.
How much will my first payment be?
The contract is divided into 12 equal monthly installments.

What is the renters insurance policy?
Personal property and vehicles belonging to residents or guests are not covered under the apartment lease agreement. All residents must provide proof of insurance covering loss or damage from fire, theft, vandalism, water, criminal acts, or other causes. A minimum of $100,000 liability coverage is required, and $10,000 personal property coverage is recommended.

What is your pet policy?
Pets are allowed at Westridge and Woodland Apartments with a completed Pet Addendum, written approval from Management, and payment of any applicable deposit and/or monthly pet fees. The pet fee is $45 per month per cat and $45 per month per dog, with a maximum of two pets per apartment. Washington Place is a pet free building.
Are there any breed restrictions?
The following dog breeds are not allowed: Akita, American Pit Bull Terrier (Staffordshire Terrier), Chow Chow, Doberman Pinscher, German Shepherd, Husky, Rottweiler, and Wolf Hybrid.
Are there any pet fees?
The monthly pet fee is $45 per pet, with a maximum of two pets per apartment.
Are there any additional pet perks, such as a pet area?
Pet waste stations on the property.

Provided by Alliant Energy.
What are the available internet, cable, and phone service options?
Spectrum (Woodland and Westridge) and Brightspeed (Washington Place) service our properties. Internet is included with the $20/month utility surcharge at Washington Place.
Do I need to set up water and sewer services?
Water and sewer are included at all apartments in the $25/month per person utility surcharge.
Who provides trash and recycling services?
Trash and recycling are included at all apartments in the $20/month per person utility surcharge.

Where can I pick up packages on-site?
This depends on the package carrier. Some carriers will deliver to your door or to a package delivery area near the mailboxes. USPS will use mailboxes or parcel lockers located in the bank of mailboxes for your building.
